Furthermore, you should set aside a good EUR 100,000 for any incidental project costs for such an undertaking.

As my predecessor already wrote, with project funds of less than EUR 550,000, I would slowly but surely prepare for limitations.

Thank you, you have helped me a lot. The location is in the district of Ulm. Small village with 1300 inhabitants and rather less known. You are right about the calculation of the enclosed space. I just quickly added it up on paper yesterday and immediately omitted a part. Should be about 1400m³, although as I said, some of it is not living space. If I may ask, did you include the garage in your 380€/m³ (incl. VAT)? To what extent did you do work yourself? I’m interested in the comparison to my construction J I estimate that the earthworks will stay within limits, as there is good subsoil (soil survey), flat land, and 300m away they are currently filling in a gravel pit and urgently need soil.
Yes, the budget including additional costs without the land was set at around 600,000€. There is still some buffer, but we don’t want to include it right away, as there will certainly be other points. So that reassures me a bit, but slowly teaches me to start using the red pen and reconsider one or the other item.

Written somewhat complicated and not entirely correct, I completely agree with you. I wanted to express that we will accommodate the living and sleeping area, storage room, etc. on the ground floor and first floor and will have about 200m² here. I wanted to list the basement separately. The granny flat is not 100% fixed, which is why I have always listed it separately in my previous calculations.
Therefore, in addition to the 200m² of living space (ground floor + upper floor), the granny flat and the heating room in the basement are naturally added mathematically. Thank you very much.

: To my knowledge, traffic areas and functional areas are not included in the usable area. In the 420m² I mentioned, everything should be included, so also functional areas like the boiler room but also the staircase. I also find it difficult to estimate the whole thing with just one cost rate. The basement, which is intended only for parking cars, is already rather oversized compared to other houses and certainly not finished to the same quality as the living space, so I find it difficult to calculate with a flat rate of 420m²...

I also consider 500-600k realistic. The basement alone is probably around 100k+

We are building smaller but upscale. 226sqm without basement. Current cost estimate: 450k plus additional construction costs + moving + kitchen + small furniture

You want to achieve a total of 200 sqm living area spread over ground floor/upper floor, which requires roughly a floor plan of 11.50 x 11.50 m. That also means that the basement can _only_ have a footprint of 11.50 x 11.50 m. Thus, about 100 sqm of usable space is achieved, which the granny flat as well as the heating/workshop must share proportionally with 50 sqm each. So where is the space for vintage cars & co. supposed to come from with this layout? Even if you remove the granny flat from the plan, 100 sqm remain 100 sqm. Or do you want to enlarge the basement next to the house (basically widen the basement under the lawn) to create space on the additional scale of 120 sqm for the hobby?

I basically lack the understanding of how you come up with the figure of 220 sqm of basement usable space for a building that shares 200 sqm of living area over 2 levels? You write that your architect is happily implementing your ideas, please post the floor plans here once. At least for _me_ it would definitely help; then I could more easily say something about the expected costs
