TGA planner difficulties, underfloor heating supply temperature + wastewater ventilation

So, it remains exciting. First of all, the developer got in touch saying he wants another €2,500 from me for additional expenses due to the requested changes to the heating (additional services by the TGA planner). After a very angry email, the offer was that I only have to pay one third of that, which of course doesn’t suit me either for such a faulty performance. Let’s see what comes of that.

And now the kicker: I just got a call from the electrician (he’s great) that the ventilation system has been changed and no longer uses a central exhaust, but instead fans with motion sensors will be installed in the bathroom and a fan in the kitchen that I can switch on and off manually. The heating installer apparently didn’t like the solution with the exhaust system on the roof, so it was now decided against it. If I understand correctly, this means the automatic ventilation in the form of a central exhaust system has been changed to bathroom ventilation to blow moisture outside. For me, that means window ventilation would be necessary since the exhaust only runs briefly. I could at most leave the kitchen fan on. Then a small fan on the duct would be responsible for ventilating the entire house. Completely absurd.

Contractually, everything is clearly formulated; the roof outlets and ceiling drillings for the exhaust ducts are already there; the supply air elements for the exhaust system in the windows are also already installed. Let’s see what the developer says about this tomorrow.

Your developer has already built a complete house before or is this his first project?

I wouldn't be so sure about the property developer. Having houses built, yes, but probably rather for renting out and not in this configuration. The general contractor, who is commissioned by the property developer, is quite involved though.

So, I'm not much wiser yet, as no concrete data on the date was available. If I interpret everything correctly, they plan to install Helios ELS fans, and in my estimation, four of them: in the bathroom + guest bathroom, in the kitchen, and in the utility room. The one in the bathroom will then be controlled by a presence detector. However, it is not yet entirely clear to me how they intend to establish the basic ventilation. Supply air is provided via Aereco ZUROH air outlet for the roller shutter box. If I have skimmed through the forum correctly, also installed that, right? Maybe he will wander in here too. ;)

So instead of controlled residential ventilation with heat recovery, you are now getting exhaust fans. That's quite a downgrade. Wow.

how many thousand euros will you be credited with and how many earplugs are delivered with it so that you don't hear the Helios fans? Really bitter :oops:, can this still be avoided or has the damage already been done?
