It is best if, in the end, everyone has the share in the land register that they have ultimately contributed financially to the house including the property. Regardless of marriage or not. The situation is actually not that complicated that you absolutely need a tax advisor. But it certainly wouldn't hurt!

The difficulty is not the tax portion. That can be broken down relatively quickly depending on the variant. The difficulty is clarifying the ownership structures in each case. What is really desired, what is the current situation, and what pitfalls exist. Before marriage, after marriage, separation, divorce, death.

And this is indeed somewhat more complicated depending on the variant. However, the tax advisor would not be the right person here, even though they may have a tax advisory opinion and that should also be taken into account, but rather a lawyer. So a notary/lawyer.

No, it is not. Keep in mind the real estate transfer tax and gift or inheritance tax, then it's not rocket science.

Like , I am rather of the opinion that the legal ownership structures are the complicated issues depending on the case. I also think that the notary would be the best contact person for that.

Well then explain whether you would apply the gift tax to the full property value if a portion of the ongoing loan on the property is "gifted" or instead a purchase price is agreed upon and financed through a change in the land charge. I believe there are several structuring questions there.

With marriage, thanks to the exemption, it might be easier; without marriage, the risk of a tax surprise would be a bit too high for me.
