Hello dear forum,

we recently managed to secure a building plot and are now slowly but surely moving into concrete planning.

Our plot has a total slope of 4m, within the building area it is 2m.
So we almost have the choice: cellar or not.
If we decide against a cellar, there will be higher costs for filling and slope support. The question is: what additional costs should one calculate?

We are currently also considering a cellar. Actually, it doesn’t fit into the budget, but we would consider it if the costs for filling and support were very high. And here, too, the consideration: a utility cellar with partial heating or a living cellar and possibly renting it out. But that would probably also lead to significant additional costs.

And here, too, opinions on costs differ. So far, we have been quoted prices between 60,000 and 100,000 euros. What is realistic?

Our plot is located in a new development area, for which there is a soil report. This does not initially assume any special features. A soil report for our plot will also be made once we know exactly with whom we will build.
Of course, we could also wait until the report is ready and then decide, but actually our decision for a provider also depends on whether or not to have a cellar.

According to your information, neither filling nor basement or granny flat A basement in living quality for own use. Advantages: One floor less since the basement/granny flat is not needed Each floor has access to the outdoor area Disadvantage: More expensive despite the same size as a house on a flat plot Slightly limited planning because one wall has no windows Our building services are located in the windowless room

Does that mean excavating like with a basement and then placing on a slab?

Exactly. You basically build a basement but use it as living space, often with a higher ceiling. That is now common practice for us.

With wooden stud GU's, it's difficult. They often want a basement/cellar and on top of that a house or retaining wall 1 meter away and a house in front. It's due to the structural engineering.

Where in Hessen are you building?

In our case, the basement or the living lower floor cost about 500€/m2 more than the above-ground living space. This was mainly caused by earthworks and waterproofing measures against pressing water. If the budget allows, I would still recommend it, as you can really build quite nice houses into the slope.
