Suggestions for improvement to our floor plan

Hello everyone,

we want to build a townhouse without a basement and are currently in the final planning phase:

Development plan/restrictions
Size of the plot: 441 sqm
no slope, on one level
building window: 12 x 12 m
number of floors: 2 full floors
orientation: north-south (street on the south side)

Requirements of the builders
Roof type: hipped roof
style direction: modern, open
no basement, ground floor, upper floor
number of people: 2 persons (35 and 29), 2 children planned
office: home office / guest room (guests 2 times per year)
open architecture, no fireplace

House design
Who is the planner: planner of a construction company
preferred heating technology: KFW 55, underfloor heating, air heat pump
What don’t we like? As it is currently drawn, the utility room on the upper floor is too small. A possible solution would be that the utility room is accessible only through the bathroom via a sliding door (so on the north side).
Furthermore, we are considering swapping the dressing room and bedroom so that a wide window facing east is possible in the bedroom. However, we are not sure if we like the bedroom being accessible only through the dressing room. We are very curious about your feedback and are really looking forward to it! Thank you very much!!

    [*]I think I would really rotate the staircase - we really enjoy not having to pass by the entrance every time we go up and down.
    [*]I have the feeling that the staircase is a bit short - what is the slope?
    [*]I would advise against a 3 m external garage dimension - if possible, make it 50 cm wider.
    [*]You can skip the sliding door for the wardrobe.
    [*]What is supposed to go into the utility room?! 1 m is really very narrow.
    [*]Walk-in closet as a trapped room... after rotating the staircase, I would design the entrance through the walk-in closet - window centered in the walk-in closet and storage space on the left and right - with a width of 2.52 m, it is nicely dimensioned for this.
    [*]I would replace the 45° wall with a corner.
    [*]Please furnish the whole thing once.
    [*]A site plan would be nice.

    [*]Rotating the staircase is a good point, but I forgot to mention that we are planning an open space in the entrance area. If we were to rotate the staircase, the gallery on the upper floor would be lost

    [*]Do you mean the 45° wall in the hallway to the living room? We planned it that way because then you arrive more in the living-dining area and not in the kitchen-dining area

    [*]Optimal? 17° slope, 29 cm tread - but that's rare - more than 19° would be too steep for me, less than 26 cm tread too narrow.
    [*]Exactly - hence the question - with the access like this and the 1 m it's just not enough for both.
    [*]Two doors would be an idea - one for the living room, one for the kitchen; although the removal was mainly intended with regard to the stair rotation.
    [*]Furnished is more for you, so you know what fits well and what doesn't.

Hello, thank you for the reply. We would definitely like to implement the gallery because we think it makes the entrance area look open and spacious. We are not sure if rotating the staircase offers any advantages. Of course, you don't always have to pass through the entrance area, but the distances are still just as long. Or are there other advantages if you rotate the staircase?

Because everyone who wants to sneak upstairs barefoot or in socks has to walk through the street dirt that has been tracked in. That is reason enough for those who have already had this experience ;) The fancy wooden staircase also gets scratched much faster.

Your gallery is stylish, and you probably have a showpiece element in the house, but the cold from outside immediately rises upstairs when the door is open.
