Good evening everyone,

and thank you very much for your quick feedback. Romeo is absolutely right, 219/2 will be smaller because 222/3 wants to take some from the building plot.

When I then read Escroda's last comment, I probably did not sleep poorly without reason. I have now also reread the plans and tried to understand them. And yes, with the floor area ratio, it quickly becomes quite tight. I will meet with the family again today to illustrate once more that it could be tight and thus the possible construction project could fail. I hope we can come to a good common solution.

Every meter changes your house size by one meter due to the distance, and with a floor area ratio of 0.4, five square meters of land cost you two square meters of floor area.

Just tell me how big your building is supposed to be and how large the plots are.

Yes, exactly. Get to the point. How much does the family from 219/2 want? How big are the plots? How do you envision the new buildings?
Here are some rough speculations on how it could look. New boundary nearly 4m parallel results in a remaining area of approx. 480m², extension 8m*12, main house 8.5m*11.5m, two garages 3m*6m, two driveways 3m*6m, development plan not older than 30 years and without special provisions, two driveways allowed:

Floor area ratio I: (main house + extension) / plot area = (96m² + 97.75m²) / 480m² = 0.40 => fits
Floor area ratio II: (footprint I + garages and driveways) / plot area = (193.75m² + 18m² + 18m² + 18m² + 18m²) / 480m² = 0.55 < 1.5*0.4=0.6 => fits

So the construction projects have a footprint of about 90 m2 for Apartment 1 and about 80 m2 for Apartment 2 (extension). The garage will probably be 40 m2 (hobby workshop). At least one parking space in the yard, as we have to specify 1.5 parking spaces per apartment.

The boundary that Escroda drew would have roughly fit.

I also spoke with an architect today; he also calculates that we need at least 550 m2. The end of the story is that we will now get the entire building plot accordingly.

I have to thank you all once again for the help. Now we can intensively search for the right house.

If there are any questions, the forum here is definitely a great contact point. I'm going to find out now what experiences you have gathered.
