Structural shell costs with cellar and masonry work? Experiences?

Hello everyone,

we actually wanted to buy a single-family house from the family, but unfortunately that fell through (700m² plot including old house 190k€). Now we have a building plot in sight 340m², on which a semi-detached house should be built, unfortunately we have to wait for the future owner of the other half so that the municipality gives the approval! My question is, how much does a shell construction (masonry work + basement) cost approximately, there should be about 130m² of living space on 2-3 floors and the building should be "cube" style, so without any frills, curves etc. and with a shed roof! Can anyone help us with that? The local construction company is a bit, very very slow! Everything else (interior finishing, garden, yard, heating, electrical) we would do ourselves or I already have companies that can handle this!

Hello, we have just obtained various offers:

Semi-detached house, 8 x 10 m - also without frills
incl. basement
monolithic construction method
2 full floors
with gable roof (but not included in the offers)
Size: 126 sqm

Shell construction costs amount to - excluding disposal costs - around
95,000 euros WITHOUT roofing and carpentry services.

Wow, that is quite "intense" after all! Although a basement alone probably swallows about 20k, right? Are the tinsmith works already included in the shell construction? Like gutters, etc.?

Acquaintances of ours got a shell construction with roofing and tinsmith works for about 90,000, but that was already 6 years ago.

Did you get the costs per square meter or per constructed room?

From my experience, I can say that prices have increased by around 30-50% compared to 2006.

I received from friends an offer from the same companies with identical items, including individual prices; this allows for a wonderful comparison.

No, no roofing work at all. Just the bare shell construction.

Costs are given in individual positions, earthworks including individual items, drainage, exterior walls, interior walls, etc.

Yes, we were quite stunned too, but the number of offers shows that – at least in our region – everything moves within this range of +/- 10%.

But housing there is relatively expensive, isn't it?
With us, a basement costs between 20~28k€, well, it’s not much cheaper but at least somewhat!

Well, if you then subtract the basement from your costs, the shell construction at around 65k€ doesn’t seem so unrealistic.

I spoke with other builders from the new development area before, some apparently are also doing massive self-building themselves, they are around 95~105k for the shell construction (including roof work and gutters etc), so I probably have to expect that!

By the way, with us, the price per square meter is 320 euros developed, just as info. I always thought it was relatively expensive with us!

Do you then outsource the roof work and the rest, or do you want to do that yourselves?

Hello, the square meter prices are similar with us, starting from 300 E/sqm, partially developed. We will probably build with a general contractor after all, since I am alone with a child. (Mann arbeitet aktuell > 300km weit weg) Since I am also employed, I have to rely on finding a reputable general contractor, to whom I will then assign a building expert. Discussions are just getting underway, meaning I am currently "learning" the construction specifications by heart.
