We have reserved a plot of land and are still looking for the right floor plan. Technically, everything is possible, i.e., town villa, 1.5 stories, even bungalow. The plot is almost square and 600 sqm in size. The orientation is south-southwest. We need 2 children's rooms (preferably on the south side), a bedroom, bathrooms upstairs and downstairs, a living/dining/kitchen area that is as open as possible, a guest toilet, and a utility room (perhaps 6-7 sqm). Both floors will of course be connected by a staircase. No basement, attic not developed, very large double garage separate but not built directly onto the house. We imagine about 130 sqm.
These are all largely standard requirements, and the orientation with almost south and the relatively large, square plot are all conditions that should make it easy to choose an absolute standard floor plan, right? But apparently such a thing doesn’t exist, at least not with 130 sqm?
In all plans, something is always off here or there, or what has always been a big problem: the staircase upstairs is directly at the entrance and therefore in the dirt area. Do you know anyone with an absolute standard floor plan, maybe from a developer or self-built or from friends, relatives, family, that is really good? Or is EVERY floor plan more or less just a compromise, even if the requirements and the situation (plot, orientation, everything can be built) are actually so simple?
