I would not commit in advance to a fixed number of square meters. Ultimately, there should be no square meter too many, but just as little as none too few. Given your needs, I would also rather see a clever architect work on it than standard floor plans being expanded and thereby often becoming space wasters. I find it problematic to assess equipment solely based on the descriptions "upscale" or "standard," since the difference between standard and standard can easily be 50,000 to 100,000 euros; therefore, you should specify this concretely or make it clear to yourselves what it means for you in detail. In addition, there are things that occur after the sampling like lights, furniture, kitchen, etc. The certainty with which of the mentioned providers you will have fewer problems probably cannot be clarified in advance. I believe that a good architect who recognizes and wants to serve your personal needs as people is also a worthwhile investment. You can basically ask anyone; I would rather want to find out who is most likely to serve my personal concerns: You can save most of the money upfront through clever planning of the house’s location, the floor plans, and avoiding unnecessary areas and expensive special features in the house. How do you come up with 225 square meters? Show your project in detail. It is well known that every square meter saves you at least €3,000, so I would initially focus there rather than on "penny products" like pleated blinds in the interior now. Almost all builders think they don’t have high demands, whatever that means. But with 225 sqm you have already set a costly stake, and from the way I read it, you are already afraid that you might run out of steam in the end. I understand that, so check whether you can reduce your 225-sqm plan without quality loss so that it might still be enough in the end without transitional curtains and pleated blinds or for a carport. I think you took the second step before the first, hence the idea to openly present your project here.

How do you arrive at 225sqm
- 5 bedrooms = 60sqm
- 1 office = 12sqm
- 2 shower bathrooms = 24sqm
- 1 full bathroom = 15sqm
- kitchen = 16sqm
- house connection room etc. = 12sqm
- hallways = 12sqm
==> That leaves 75sqm for the living area. If it were only 50sqm, you would have already saved 75k in construction costs and still have a 66sqm living/dining/cooking area.

It can also be planned even smaller. (I wonder why you need three bathrooms).

one for the parents, one for the children, and one for the guests. Although the guest bathroom certainly doesn't need a shower. With four children, close in age, even two showers can sometimes cause queues.

Still – I consider even your allocated space for the bathrooms too large, a shower bathroom fits into 6-8 sqm. With a bathtub you then need 9-10 sqm, if you don't have a truly freestanding tub.

This m² calculation is a bit far from reality. Hallways 12m²? Including the entrance area, also called hallway? Doesn't work. 5 bedrooms. 12m² for a children's room is already borderline small, for a bedroom with a double bed and wardrobe it is also too little if you want to move around a bit. So that doesn't work either. But 3 bathrooms are by no means necessary. Traffic jams also happen with 3 bathrooms if everyone thinks they have to shower at the same time. Let's be honest, most 4-person families live with just one bathroom. Although 10m² is also enough for a full bathroom.

Until the start of construction, that is correct for Team Massivhaus. After that, it depends on the commitment of the site manager. (In our case, it was really good (Schleswig-Holstein). But it should be mentioned that the authorities in Hamburg and SH know Team Massivhaus and are aware that they like to send the (amateurish) builders on their way. I encountered a lot of patience there.
