Solid house/Prefabricated house - Which house should we build?

Without land, many questions cannot be answered... now you decide on a prefabricated house from company H. Knoblauch, but the land neither fits in terms of layout nor can it be accessed by a large truck – so what now? 300,000 € for land including a 160 sqm house is hardly possible... even if you calculate with 1,500 € and deduct the additional construction costs, 20,000 € remain for the land – and all of this already assumes frugality.

This means in clear terms that you have EUR 430k - EUR 40k for ancillary building costs = EUR 390k available for land and house; all costs must be covered from this budget.

The exciting question is therefore, *where* exactly in the Cologne area do you want to build *what*? A detached single-family house I see, with this cost framework (with the required plot size), as a challenging task. After all, the total budget should also take into account costs for the access road and some landscaping.

That’s why I see an architect or a solid house builder as having the advantage. Which one is right for you and your family, you can perhaps narrow down through information here in the forum or building diaries. However, you should decide in a personal conversation!

So we would like to build within a 20 km radius from dormagen, that means Bergheim, Rommerskirchen, Grevenbroich, Neuss. So we listened to an offer from mein Stein Haus yesterday, 400,000 euros with everything you need and have to calculate.
