Single-family house with side entrance - floor plan discussion?

Hello Forum members!

I am posting a floor plan here for discussion! It is a single-family house with a side entrance. Because of the position on the plot – entrance from the east – this seemed to us the most optimal position for the front door.

On the floor plan, north is at the top.

The house will have a knee wall height of 1.25 m and a roof pitch of 40°. It will have a flat roof dormer. Overall, there will probably be about 150 sqm of living space.

What I notice or what we would still like to change:

1. I would prefer the kitchen in the bottom right, that is, in the southeast. However, I fear that the room will then be too small because of the wardrobe. We are thinking of installing a sliding door as a partition.
2. The current kitchen on the floor plan would then flow into the living area.

3. Is the separation of the heating system and utility room sensible? Unfortunately, I have no idea how big a heating system (air heat pump) is and whether the wall between the rooms is a good idea.

4. Bathroom: This is the only thing in the upstairs that immediately catches my eye. What do you think, is it doable with the sloping roof or is the slope annoying? I am not really happy here and would like to hear your opinion.

Hello,

we have 10.5 sqm for our kitchen (also without a table) and it is really large and sufficient. Instead of a cooking island, we have a preparation island (1x1.40 m in size). A kitchen doesn't have to be large, but you need enough space to work.

I like the separation of the central heating room and the utility room. However, I would rather recommend just a passage than a door, which would again take up space. In our utility room, we also had a side wall built, and on the wall, we simply have more space to place things than in a single, large room.

Regarding the bathroom: unfortunately, there are no 2-meter lines marked on the floor plans, but I fear that the bathroom, as it is drawn, will not work. We have a knee wall of 1.80m, and in front of our knee wall, I would have no space for a washbasin with a mirror.

Good morning,

the shower in your guest bathroom won’t really work as it is because the area in front of the shower is too narrow. I would use the entire width of the guest bathroom as a shower. To do this, you would build a wall next to the toilet about 70-80 cm thick, and then you would still have an opening of 70-80 cm for the entrance to the shower.

In the bathroom upstairs, I don’t know if the sink will work. As far as I can see, the sink is directly under the sloping roof, and that won’t fit. Also, I don’t like the layout there in general. Maybe you could play around a bit with a bathroom planner?

Separating the heating room and utility room makes sense in principle (we have that too), but in your case, it won’t help you because you can’t use the wall as an additional shelving wall; it only serves as a room divider. There are cheaper options for this. Also, it makes more sense to be able to access the garden from the utility room rather than from the heating room. Soundproofing at the heating room probably doesn’t make sense either. The washing machine is louder when it’s running.

I would also place the kitchen at the bottom right and make the kitchen part of the living room.

Sorry, one more question: Where are the gable ends? In the north and south, or in the west and east???

Hey guys,

thanks already for your answers! Good tips and objections! Obviously, the floor plan is far from optimal. I'm wondering how I can proceed from here?

The gables are in the west and east.

Then the bathroom in the attic will not work like that.

The sinks could still be installed at a knee wall height of 1.25m if necessary, but a mirror cabinet would be out of the question.

Would it possibly be an option to place the entrance on the north side (centered) and then install a staircase with two quarter turns in the entrance area?

These centrally located stairs in the house always take up a lot of space...

Then the bathroom could be located more likely on the gable wall than in the sloping roof area.

Of course, the entire floor plan would then have to be rearranged...
