Single-family house with flat roof from 1968 / renovated in 2013

Hello,
I am completely new and hope I can express myself somewhat understandably as a layperson – hopefully I am open to learning and criticism.

We looked at a single-family house from 1968 that was renovated (pipes, plumbing, heating, flooring, doors, windows, sanitary facilities).

Nothing was done regarding the insulation and the flat roof. So we have no idea about the energy condition ([Energieausweis wurde angefordert]).

The biggest concern for us is an obviously moldy basement room located outside the house under the terrace. We cannot assess whether the rest of the basement is damp.

What also makes us somewhat wary: the wooden floor, doors, and windows appear partially very worn (scratches, missing transitions on the floor between rooms, etc.).

Would you definitely avoid anything with mold? Or can you give a rough estimate of what mold remediation would cost for one room (assuming the rest is okay)?

What else should we pay attention to?

What kind of plans can you actually "request"? Must there be a to-scale blueprint of the house? Possibly also something for the electrical system/pipes/plumbing, etc.?

And should we ask very precisely who carried out the renovations back then?

Look at the house together with an expert. Remote diagnoses are hardly possible.

This cannot be judged like that. We had no plans and no information about previous renovations. Mold in a secondary basement wouldn’t worry me much. Worn floors are no surprise if they are almost 60 years old and no one took care of them. Or are those really floors from 2013? Such an old flat roof would certainly need to be replaced, I would think. Together with insulation, that would be a new building envelope. Big expenses. But in 2013 many things were done that were expensive and would have required a lot of effort. So have it inspected by an expert and then think further.

Thanks already! The floors are actually from 2013, but really with deep dents or partly with sanding marks because the doors don't fit properly.

Would you then take a construction manager for the following points, which we would probably have to do, or assign all trades separately ourselves:
Sanding floors, partly renewing, new baseboards
Partly new doors
Partly new windows
Insulating
Flat roof
Repairing interior walls and different plaster
Retrofitting a roller shutter in the living room

That means nothing nowadays. Yes, some people take better care of their property, others less so. So for something like that, you don’t need a construction manager. But if you have to insulate, then in line with new windows and roof. I would commission that, yes. But I would hire a professional for an inspection who might also do the execution later on. What comes across: do the current owners no longer have any documents? Nothing from the remediation either? Not having a plan is more common than you think. Then you make one or have one made. Why is it that they want to sell? Normally, the energy certificate is then on the kitchen table along with consumption bills, etc. For me, something like that is a basis for negotiation to lower the price. A used property is always like a box of chocolates: you never know what’s inside.
