Nobody claimed that you had concealed or hidden that. No. My post #11 was made at your explicit request in the form of the follow-up question (post #8). You must have hallucinated answers to unasked questions just as much as you thought there was some kind of pun in it. Today I haven’t included such a thing here yet (but it might still come, as I also write beyond dinner). If you didn’t pick up on the whole broth cube of helpful tips, I can’t help that. It’s in there anyway.

Don’t put the cart before the horse: first have the house inspected by an expert. They can assess everything on site and then estimate what needs to be done. They will also see what has been done by amateurs and what by professionals. This assessment can possibly also help you with the purchase price negotiations. If you decide to buy the house, the question is how much actually needs to be done. For a few trades I would award the contracts myself. But there are often craftsmen who cover several trades within the company. That would then be advisable. For example, last year we renovated the ground floor with such a small "construction company" and they did the interior plaster, drywall, cellar insulation and screed, as well as a few small things like new window sills. Then we only needed a tiler and a plumbing company. That way the coordination with the trades was relatively straightforward. But it really depends on what needs to be done. For a complete core renovation you will certainly get "proper" construction contractors.

Especially in the renovation sector, there is a wide range of all-rounders who are qualitatively (craftsmanship-wise, and also commercially reliable) diverse. In this specific case, I don’t see a core renovation – rather a carte blanche damage repair (in an object that is somewhat "F" unattractive anyway) ...

But if you make the plan yourself, you don’t just have things like the thickness of the walls or what a load-bearing wall is, do you?
