I don’t know the exact m2 with the knee wall and basement. I think it should be under 200. But you’re right, if you add outdoor facilities and incidental costs, it gets tight. In Baden-Württemberg, you have to expect at least €2,500 per m2 for slightly upscale equipment. Additionally, you must consider garage, outdoor facilities, incidental construction costs, and equipment. It’s totally crazy right now. We are just about to start building and have current offers. At first glance, the budget doesn’t fit. If you do KNX properly and not just to control lighting by phone, it will be more expensive because you need several sensors, programming and software... Plan sufficient LAN cabling, especially on the ceilings for the APs.

The pantry is actually a storage or broom closet, but it’s not very nice, that’s true. For the shower, we wanted a shallow tray that is recessed into the floor and only slightly raised. We don’t like tiled showers because of all the grout lines. For the kitchen, we actually wanted an enclosed kitchen to avoid smells and noise in the living room. Pantry makes no sense. Kitchen doesn’t appeal to me either. Budget won’t cover KNX.
