The design gives the impression that you live oriented inwardly into the house. The windows seem rather small to me, especially in the study and the kitchen, and in the living room their backs are turned to them. I would not like to live in this house; it would be too little light and too little contact to the outside for me.

The consideration of being able to live on one level at a later time while avoiding triangular steps determines the north side of the ground floor and leads to your question marks regarding the entrance area. Consider how you can arrange the ground floor bathroom and study in an apartment-like way for later single-level living. For this, you have to move the stairs, which requires corresponding changes in the basement and upper floor. More light upstairs can be achieved with skylights.

For 1-2 days of home office, two studies appear generously sized.

I find the cost estimate optimistic.

I would also not like to live there. I find the outside entrances or exits far too few. To the outdoor area, I would open as many rooms as possible. There is also the defensive entrance. It is inconspicuous and does not say welcome. Neither to visitors, nor to yourself.

Thank you very much for your feedback!

I will try that, good advice!

I’m not sure about that, I would like to look directly at the rising cables and I was worried that the hatch in the bathroom would cause drafts.

Do you mean the one facing the hallway or the one to children’s room 2?

I’ll have to check that, at the moment it is parallel and the same size as the bathroom window downstairs.

Yes, I’m not completely happy with it either, but it is not supposed to be a pantry, rather a small storage room / broom closet.

Yes, I will try that, thanks!

Do you mean the study downstairs? The window to the back doesn’t work because there is the garage in front. Or do you mean the study upstairs, two windows facing forward?

I don’t know the exact m2 with the knee wall and basement. I think it should be under 200. But you’re right, if you add outdoor facilities and incidental costs, it gets tight. KNX should be done properly and will probably be a bit more expensive. Thanks for the tip about the LAN cables.

What really counts towards the floor area ratio? The developer included it like this so far, but I’ll ask again. The terrace has at least 1m distance to the south boundary in the drawing.

Yes, according to the development plan you can build up to 100%. But the terrace would then be included in the floor area ratio. Garage and driveway aren’t?

The pantry is actually a storage or broom closet, but it’s not very nice, that’s true. For the shower, we wanted a shallow tray that is recessed into the floor and only slightly raised. We don’t like tiled showers because of all the grout lines. For the kitchen, we actually wanted an enclosed kitchen to avoid smells and noise in the living room. That results in this layout along the wall. How could it be designed more modernly? Suggestions welcome! The wall between study and children’s room 2 is pushed slightly into children’s room 2 so the study is symmetrical to the gable.

It’s a bit higher so that the VW bus fits, which we don’t have yet.

Laundry is located in the multipurpose room front right. I still need to change the name to just “technology”. Thanks for the tip. Maybe some tips on what could be done differently in the kitchen? Yes, the budget also seems a bit tight now, we’ll see. Thanks!

Sorry, I looked it up again. You are allowed to build 50% more and then you get the factor 0.45, which corresponds to 164m2.

What do you think, how often will you still look at the cables once they're installed? We didn't even install a flap, but sealed it completely. Believe me, those are wasted square meters in the hallway.

To the hallway. The office does not become significantly larger due to the bend, but the hallway looks like a labyrinth, restless and ugly.

Oh sorry, I hadn't thought about that anymore.
