Hello dear forum members,

we are still quite at the beginning.
We (26 and 27) are still pretty much at the beginning - have already been to the planning office a few times, but are not really making progress! I hope you can help us. We look forward to criticism, ideas, and suggestions for improvement.
About the key data:
It is a plot with a hillside location, which can be accessed from both sides (E W). If I have made any major mistakes, I apologize in advance. I have given the data as accurately as possible.

Development plan/restrictions
Plot size: approx. 900
Slope: Yes! - approx. 28%

Orientation: front door east
Maximum heights/limits: no specifications

Builders’ requirements
Roof shape: shed, flat gable roof, hipped roof would also appeal to us (but probably too expensive)
Number of stories max. 2 (“multipurpose basement”)
Number of persons, age: 2, 26, 27
Room requirement on ground floor, upper floor: max. 145
Office: family use
no open kitchen – living room somewhat separated

Number of dining seats: 6 pieces – corner bench

WC/BATH – small one also on ground floor or basement

Balcony, small!
Garage, carport – either double garage or single + carport => garage must be on the left
Other wishes/special features/daily routine: large hobby room (20 sqm), 2 children's rooms, WC (with window – if possible), separate bathroom, street side (east) few windows – also bedroom there (because it is cooler there), rather short path from garage to kitchen

House design
Who is the planning from: planning office
What do you particularly like? – protected terrace, elongated/narrow shape, two stories
What do you not like? – “angularity”
Price estimate according to architect/planner: 300,000 – 350,000
Preferred heating technology: wood heating/pellets

If you have to do without, which details/extensions
- you can do without: large rooms (children’s rooms can be very small)
- you cannot do without: separate WC/bath, garage, hobby room

My thoughts: UG:
[*]does the shower and toilet behind the utility room make that much sense? [*]where is north? I assume by the entrance?
EG:
[*]the hallway becomes very dark [*]a lot of dead space between dining and kitchen [*]living room feels somewhat like a closet
I don't quite like it.

I am absolutely missing a site plan showing the slope, orientation, as well as streets and access. At first glance, I would say that the garage has a better location than the terrace ;)

Thank you for the quick response!
Site plan - I don’t have one - Does the planning office have it?
Why a "better location"?

Phew, well I’m not comfortable with it. It reminds me of a platform, long and narrow. Why no attic as a non-full floor? Many corners and above all, far too narrow corridors. The way to the kitchen is a labyrinth. Don’t you have any more space in width? Does your planning office build 18.50 meters? Our architect once mentioned she builds a maximum of 15 meters, but I don’t know where that value comes from. How many sqm of living space are currently planned?

Well, you will surely have drawn the property on a sheet of paper where the rest can be entered with a pencil?

The location is not explained here at all!

Is the driveway in the garden, the street at the entrance, west where?
Where is what here?

Regards
