Single-family house Münsterland, realistic cost estimate from the architect

Hello dear house building community,

I have been reading in the forum for some time now and I would like to know your opinion about our construction project.

We want to start building a single-family house this year. With the architect we have chosen, we now have a floor plan that, apart from minor details, corresponds to what we imagine. The house has the following key data:

- Basic dimensions (outside) 10.5 x 10.5 m with two full floors, brick-clad, 165 m²
- Hip roof
- Full basement
- Open design on the ground floor (living room, dining room, kitchen)
- Kfw 70 is to be achieved
- Heating (gas condensing boiler)
- Garage / outbuilding
- only "luxury" two separate bathrooms (1 x children, 1 x parents)

We have no special requirements for the interior fittings, i.e. normal standard is sufficient for floor coverings, bathroom, etc. But now to the costs:

Garage & outbuilding, 125 cbm at 115 € = 14,375 €
Basement floor, 275 cbm at 125 € = 34,375 €
Living area, 165 m² at 1,350 € = 222,750 €
Costs for house connections = 5,500 €

No special expenses such as groundwater lowering or similar are required for the construction of the basement.

Why are we a bit uncertain? A couple of friends are currently planning their construction project as well, also with an architect, similar living area but without a basement. However, this architect estimates a price per m² of under 1,100 €. The fittings are also supposed to be average.

Are we planning too high? Are the friends planning too low? What is realistic?

Hello, we are planning almost identically, but with the dimensions 11x11m, with geothermal energy and the roof should be converted as much as possible. Our architect, who will probably handle the tenders and construction management, estimates 1,400 EUR per sqm and that is already a tight budget. Of course, additional incidental building costs will also apply... With about 230 sqm of living space, that makes us quite poor :rolleyes:
