IMHO no. You only have just over one meter difference in height in the area of the house. That is neither fish nor fowl, as it is not enough for a complete floor and leveling makes the terrace difficult. The property calls for split-level. I don’t understand. Your ground floor slab height must be between 254.75 and 255.75. Your ridge must be under 263.26. Good morning,

ah okay So if you can also use your "basement/lower ground floor" as living space, this is basically the ground floor. Since we are bound to Massa Haus, implementing split level will probably be difficult, but I will talk to the seller about it.

There are no immediate neighbors in the building area yet, but about 8 houses will be built on the same slope/gradient (it seemed a bit steeper to us), the houses are also built so that you have the front door next to the garage and the garden is one floor higher.

E.g. building plot 1602/5, single garages on the left and right, entrance below, garden above.



How our direct "future" neighbors plan things unfortunately I do not know.

In parallel, I will contact the municipality and ask what exactly is meant by the sentence "Geländeverhältnisse benachbarter Grundstücke sind einander anzugleichen."

Then search for pictures after all. Although if it really is only 1m and split level is not an option, I suggest filling. Otherwise, you have to fill in the garden at the back. I had only saved 3 m.

I can't quite align the two plans - which one is your 3882 here? You are not supposed to build steep-walled stairs at the neighboring boundary, but rather almost flowing transitions of the terrain heights in this "cross direction." This is not a difficulty here, however, since the reference heights between the direct neighbors differ by only a quarter of a meter. Overall, you are well off here: the reference height for the uphill properties is almost at the level of the terrain at the building boundary, and within the house depth there are only about one and a quarter height meters. From my point of view, this is still below the threshold where the split level waves the warning flag – and accordingly no real loss to build classic single-level floors.

If you want to overcome a story from the street to the garden, you have to move a lot of earth and create an artificial height difference to the neighbors. A short-term meeting of the neighbors could save a lot of money.

Yes, we need an exact terrain section, with a fitted desired house section. The sketch from #1 is simply not enough, especially since the contour lines in the development plan are not correct, as they overlap.

What options does one have to get the contact details of neighbors on completely undeveloped plots? If I call the municipality, they will hardly give me the contact details, if only for data protection reasons.



How or when is an exact terrain section created? Do you have to commission it separately? Or are they usually always created when surveying the plots?
