As an attachment, I have included the preliminary floor plans for our single-family house. I would appreciate tips and ideas from you.

According to the developer, the roof is planned like this for the time being. Increasing the pitch from 45 to 49 degrees is supposed to cost €2500. However, we have already planned two knee wall height increases from 50 cm to 1 m.
We have also thought about the living/dining kitchen. We had even considered giving up the guest/office room.
The front door faces southwest.

Hi, I don’t see it as extreme as Mycraft does. I also consider 45° more of a last resort, but if the houses aren’t too big, sometimes it’s hardly avoidable. I also don’t find the kitchen (much) too small in relation to the rest. Unless you cook every day. Maybe you could write down the exterior dimensions so one gets an impression of the overall size.

If the house is built on a slab, I wonder if you’ll manage with the 6.5m² utility room. We have neither a washing machine nor other appliances or cabinets in our utility room - just connections. The room is fully occupied with over 8m². Of course, it always depends on the heating system etc.

Overall not a sky-high achiever but also not a total disaster, in my opinion. I’ve seen prettier floor plans of similar size. Write something about the external orientation, terrace, etc., so one can estimate the location.
Best regards!

Ah, sorry. Front door southwest - I hadn't seen that! FRONT DOOR SOUTHWEST!?!?!?!? So you planned the living room directly to the north? Or am I having a mental block here? Is there a compelling reason for that? You don't voluntarily put the living room in the north.

Yes, I agree with you about the utility room. It could get tight. I was mistaken about the orientation. The corner window in the kitchen faces south: We are planning a corner terrace from the bay window towards the kitchen. So the west is then in the middle of the terrace. I think we are limiting ourselves a lot with the study/guest room on the ground floor.
