What do you expect from the separate hallway/staircase?

So you would plan the staircase without a door and thus open to the hallway?
Let's implement that in the revised plan

PS: Rotating the building structure is not possible! The width-to-length ratio is unfortunately specified in the development plan.
Also, no SIGNIFICANT recesses and extensions are allowed according to it.
A dormer would still be okay in my opinion, or do you see it differently?

I’m asking myself the same thing right now, why does your floor plan have the entrance from the south (street)? Is the access from there?

Personally, I like the garden to be on the south side, just like 90% of people.

For that budget, the house would be way too small for me; you can get something really good! At least 170 sqm plus basement. The ground floor is overwhelming, there’s no pantry, and you can’t turn around in the guest bathroom.

-Yes, access and street are from the south side.
-Garden on the south side is not sensible on the hill. Way too hot. All the surrounding neighbors have the garden on the west or even north side (the north side has the long-distance view over kilometers).
-The budget is the absolute maximum and we won’t be upset if it’s a bit cheaper. (I would classify our equipment wishes as "very upscale".)

Who is supposed to be working in the kitchen all at once?

- noted! Kitchen too big :) or layout for cabinets in the kitchen not good! --> new plan needed.

I hope the basement has a purpose for you?

Laundry room, storage, guest room, hobby room is planned for the basement. Guests come quite rarely and we would have placed the guest room on the southwest side with 2 light wells for sufficient daylight down there.

As a brief interim conclusion: Thank you very much for your honest feedback. It helps us a lot and we will clearly reconsider many things and plan anew here.

Yes, sure!

Where is that written? You didn't mention that in the initial post. You only noted the building envelope as 10 x 12... it would be nice if that is visible in the site plan.

additional specifications ratio building volume 1.0m width to 1.2m length

as written in the original post.. we have the stupid requirement that the building volume must run at a ratio of 1.2 meters length per meter width.
