Ah, yes. I am reading. And the building envelope for the garage is different from that for the house... and the one for the house is coincidentally 12 x 10? I can hardly believe that. I would like to have separated what is the neutral requirement and what is your interpretation or requirement for us. Otherwise, you are very, very limited there.

Can the zoning plan be googled?

I'll put it this way: if the plot is 520 sqm, then you can build 130 sqm with the house. But you write something about 12 x 10. Then the site coverage ratio 0.25 and floor area ratio 0.4 contradict the two-storey design. I would like to plan with the real facts and not with the incorrectly transferred ones... don't get me wrong...

At an exterior measurement of 6.0 meters for the garage, an optimistic estimate leaves 5.60 meters of clear interior measurement. That will definitely not be enough to arrange the two cars and the two motorcycles that way. You also need to plan for a passageway.

That just "at first glance."

This is usually understood as the minimum deviation from the square, i.e. a clearly recognizable "house axis" is desired, and it is often linked with a ridge direction specification.

Do you need this huge study upstairs? I would always put the utility room for laundry upstairs; without a children's room, you would have enough space for it. You are both still very young. Are you really 100% sure that no children are coming? Otherwise, I would plan the (large) study so that it could possibly be divided into two (then you either have two children's rooms or one children's room and a study). This is not possible here because there is only one door. For a house for a couple, I would not want to do without the walk-in closet. Rather a small bedroom (just big enough for the bed) and a separate walk-in closet. The kitchen is no good as it is. Not ergonomic and far too little storage space for the size. Storage space is generally lacking on all levels. You won’t want to run to the basement for every little thing. Think about it...
