Here perhaps another consideration. You wrote that you are not building a basement and therefore use the gable roof (house) as a basement replacement. If you forgo the roof terrace and also put a gable roof on the garage, you would also have storage space there.

Ask the experts: What costs more – a gable roof with roof truss and tiles or a flat roof, which is then converted into a terrace?




Even if the height is 105 cm, you should look closely. The bathtub is usually 10-15 cm above the floor (higher). If the tub is directly at the roof slope and you want to stand in it to dry off or simply get in or out, it is quite possible that you will hit your head on the roof slope. Of course, it also depends on your own height.



Well – I wouldn’t call it closer to the urban area. Our future small town has about 8,000 inhabitants. The next larger one (100,000) is about 30-40 minutes away. But a completely different factor plays a role for us. The proximity to a small neighboring state (Duchy) with its capital (also only 100,000) is decisive for prices here (price-driving). In my opinion, we were still able to get a fairly good deal (compared to other plots offered nearby).

I think when preparing an offer we will address both scenarios. So flat roof and then as a terrace, and gable roof, but it would also have to be walkable, otherwise it wouldn't really be usable as storage space or would a different floor be used then? Also, we would probably have to add at least one dormer in the bedroom or a skylight, because with the gable roof we lose the window in the bedroom and bathroom. We will weigh the respective costs against each other and definitely orient ourselves accordingly. It would be nice if someone could already roughly say in which direction the respective prices tend.

You are right about the bathtub, but we can counteract that a bit by pulling the bathtub slightly further into the room and possibly using a corner bathtub. I think that helps a little.

I know that doesn't comfort you, but later you / your children will resell the house for a higher price. We won’t get that much back then. Of course, that doesn't help right now.

Why even a garage. Just build with a basement and later maybe a carport.
With a plot of this size, you would never use the roof terrace on the garage anyway, why would you.
If you need two salaries for the loan installment, the building will still take some time. The bank will first want to wait through any probation period before granting a loan.

???? Sure, money is no object, right? Utility basement approx. 30 - 40,000 € plus carport approx. 10,000 € versus garage approx. 15 - 20,000 €



I do agree with you on that!
