If that were the reason to let the months expire, I would also find that nonsense. There is a little exercise for that: put your finger into a filled glass of water and slowly pull it out again. Then observe the gap you leave behind.

Parental leave, in my opinion, is a great social achievement.
It offers a great opportunity to experience the unique early development of the child and, if used well, strengthens the bond between each other. I recommend giving it very high priority and taking advantage of it.

First of all, thank you for your help.

Unfortunately, to be honest, we completely agree with you, even though the financial figures are rather conservative (without IGM additional payments, child benefits, bonuses, my girlfriend could earn significantly more with a few more hours).

My girlfriend will rightly not forgo parental leave despite her good salary, and of course I will also take the 2 months.

We are 37/38 years old and do not want/can’t wait much longer if we still want to fulfill this dream.

We will probably not take up the offer due to the requirements – especially the costs for the geothermal heating network (city estimate 280 € base price/month + approx. 50 € variable consumption/month) are too high for us and also not exactly calculable.

I still wonder whether we could manage to build a house on a normal building plot. At 3000 € / sqm = 360 k + 100 k ancillary construction costs + land, you’re already at about 600 k. I believe that would be too much.

A young property would also be suitable, but then the attractive KFW 300 support would not be available.

A terraced house / or semi-detached house would of course also be a significant improvement compared to a 2-room apartment :-)

You may not need it then. Don’t forget that these are subsidies and thus a small financial boost by getting better conditions. But if it works out differently in the calculation, then you should be satisfied. You are not looking for a property to get a subsidy, but the other way around.
Maybe you should also consider the other additional benefits if they are permanent and officially part of the salary, even if it is not necessarily this plot.

The new construction makes the property significantly more expensive than buying an existing one. You generally do not compensate the additional effort through the subsidy.

I think it is doable if you can at least do some work yourself. For example, painting and floors. Then 350,000€ for the house is realistic and 60,000€ for the additional costs should also be enough. Just choose a small repayment at the beginning and the maximum term with the KfW. Everything is better than continuing to pay rent. We financed 529,000€ with 3,900€ net income. But with subsidies, our interest rate is also much lower.
