Single-family house, estimated costs and suggestions for the floor plan

Hello everyone,

I happened to come across this forum today and have already read some interesting information.
However, I still have a few specific questions.

My family and I (currently wife, 1 daughter and me, 2 more children planned within the next 5 years) want to make the dream of owning our own home come true.
Since this is famously not exactly easy or cheap, we want to think it through very carefully.

We would like to know how high you would estimate the costs for such a small house.
- LxW 11m x 8m + attached garage (with office/bedroom upstairs) 6.5m x 6m
- Main building (11x8m) with basement
- 2x balcony
- 1x conservatory on the east side
- small terrace on the south side
- pellet heating + photovoltaic + solar for domestic hot water
- Plot (at 40% max. development approx. 350m² --> for us approx. €65,000)

The garage is supposed to have a roof, but somehow I haven't quite managed that yet.

8x11. That's roughly how we build. Also with basement/pellet etc. We pay about 325,000 EUR for the house. Then there's the kitchen, additional costs, etc. Take a look at the additional cost breakdown from [Bauexperte].

too much, if you look at the room layout!
Take a look at the children's rooms, none of them really have any living value [OG] is completely built in.
I wouldn't feel comfortable in this house (room layout, also [EG]) as a child or as an adult.
Well, but that wasn't your question...
But it is probably also the wrong approach to make a plan for the individual building gadgets without a price idea and then only go to the architect. A cost limit should be set beforehand and then taken to the architect. Because here an architect is needed, since this won't be a "standard building".
I can also imagine that a garage under the living area with the insulation will be pretty expensive.
Then balconies, winter garden... is it supposed to be a [KFW]-house?
But the professional answer regarding the costs will certainly come here still.

@ypg: the layout of the upper floor is deliberately designed so that each children’s room gets daylight (which is obviously useful in the afternoon when doing homework). Furthermore, the rooms each have just under 15m². At the moment, my daughter only has 11.5m² with a window facing east. So not exactly ideal either. As for the ground floor, I have to say that the kitchen/pantry was planned by my wife (I’m not particularly interested in that, since I’m working most of the time --> please don’t take it the wrong way, but in some families it’s like that...). The living/dining area is actually the main area for us since we often have guests and spend time there. Size comparison: current living room 26m² L-shape. An advantage for us is of course that there are plenty of skilled professionals in the close family who will help with the construction. But that’s still a bit of a future matter. By KfW house you mean energy efficiency, right, or am I misunderstanding something? Certain efficient buildings are subsidized up to 10% and from 2018 supposedly every house will be independent from external electricity (Wikipedia, but honestly I have still no clue). It’s obvious that a house should then be built in a way that results in little energy loss and keeps the additional costs low personally. I want to keep the whole house relatively compact to avoid costs on the one hand and difficulties during construction and with energy efficiency on the other. A detached garage unfortunately also has the disadvantage that extra land is required, which in turn will result in considerable additional costs for the plot. In addition, building regulations such as setback requirements (or whatever it’s called) must also be complied with. @schubert79: could you show me the floor plans? Don’t worry, I don’t want to steal your ideas, I just want to know what you can get for 325k with this size. Best regards Zeiti

my layperson's opinion on this: Define your wishes in writing (3 children's rooms, office, large living-dining area, etc.) and then go to the architect!

The way you planned it will be expensive! As ypg already said, a garage under the living area – it hardly gets more expensive than that. The children's rooms are very narrow tubes. Have you ever been in such a room? Next to the beds there is only a small passageway. That doesn't work, it's anything but nice. Sunlight for doing homework is overrated.

With the bathroom, are you sure that the drains will run through your dining room? The bathroom would be better placed above the guest toilet/kitchen. I would then place the laundry room directly adjacent to/in the bathroom. You really don’t want it behind your bed, do you?

You can plan the house differently with regard to size. We are building 8.84 x 10.60, also with three children's rooms (but without cellar and office, though with a larger utility room) and the children’s rooms have between 13 and 16 sqm in a non-tube-like shape.

You can roughly budget the cellar at 30,000 - 50,000 euros (depending on ground conditions).

If you want a cellar, can't you plan the office there? Then there would also be space for the garage without living space above it.

Oh, one more thing: Wintergarten at least another €15,000.

Why balconies? If you have a terrace, do you really think you will go out on the balcony?

If you are millionaires and don't have to worry about costs, then you can waste money better
