Single-family house construction cost calculation - does it fit?

If I remember the initial post correctly, 460k including old costs was the goal for EVERYTHING. With Hanse Haus the usual work is also added for turnkey - painting/floors. And the ancillary building costs. And the outdoor facilities. Terrace. Driveway. And the house is smaller than desired. You see, 460k for move-in ready including garden etc. is tight everywhere.

By not doing a lot yourself, I understand at least floors and walls. But yes, if he doesn't want to do anything at all, the budget won't work.

I see the conceptual mistake many make here: the offer apparently includes flooring and painting work, but it is not taken into account that the cost-intensive upgrades usually lead to the expected standard. In the basic equipment that Hanse calls for, there are possibly only 3 sockets per bedroom, no LAN socket, no comfort bathtub in 180 cm length or the desired tiles included in the package. The glossy picture shows special equipment, which the builder considers standard. The offer is for a serial type house, where not even the interior wall can be simply changed. Then there is also the washbasin, shower partition and the kitchen... the paving, splash guard and carport as requested haven’t even been mentioned yet. And whoever dreams of 175 sqm in mid-range might not be happy with this standard house.

460 k : 3 k = 153 (so the target 160 to 175 is missed). And the "not basemented". If your plot is not really absolutely flat as a pancake, you will probably exceed the usual 30 inclusive centimeters of excavation for the slab groundwork, so you already incurred the first extra cost long before tile sizes or other suspected extras are even thought about. With the search term "Kellerregel" you will find here my (external) series of posts on the topic of why and with what consequences a "basement waiver" is not solely your free decision (and an avoided basement does not have to cost less than a built one). In the 153 sqm from the beginning of the rough estimate, a basement (replacement room) might also have to be included. Would you even have needs that would prevent you from getting by with a Flair 110/113 like other Müllermeierschulzes?

Turnkey always means without floors and painting. Otherwise, it says move-in ready. But that sounds stupid and is expensive.

In this case, turnkey means ready to move in. You can see that if you go into the configurator.
