Not only actually. But I really find your examples degrading. Just because you currently have the opportunity to upgrade everything new, by yourself, and thereby affordably at a mainstream level, doesn’t mean that equipment that doesn’t meet that standard equals 60s standard, rental apartment standard or some other social level (minimum standard).

Hm, then read for yourself.

Town & Country is actually not average for me anyway. The average offered at 3000/sqm settles around the supraregional Heinz von Heiden (with some special equipment) and the regional ones in the same league. Right next to them is Viebrockhaus, which with the cheapest package is also not much more expensive.

So, now to the question:

You somehow didn't read my post at all, did you? I answered the OP's question with "Yes, but...". That but is a standard like Town & Country without extras. And I described this standard. Correct, the average. The Town & Country standard is actually below that (without upgrades). You yourself also say that the normal standard is at 3,000€/sqm. Really? And then say yourself that the average is just something better and therefore also more expensive. Maybe the OP wants to build below the average? Or doesn't even know what the 3,000€/sqm average is. I am not belittling anyone. But as I wrote it, that's what comes across here daily. Who writes here that the simplest equipment is enough for them?

Nobody. That was not a question at all. The OP is asking whether he can build with his budget. I say yes, with the simplest equipment. You say no and assume that the equipment I mentioned is not enough for him.

It's obvious that a mortgage broker will always try to convince you to plan for more like 3,000 EUR/m².
The wedding planner also spouts a lot of nonsense because they want to make money, following the motto "You only get married once, so surely you don't want bare chairs, etc."

But fine, if you really can't do much yourself, have to have everything done for you, and probably consider parquet, Q4 walls, the 50 EUR/m² tiles, Villeroy & Boch ceramics, Grohe fittings, 4 network sockets per room, etc. as "standard"... then you'll end up at 3,000 EUR/m².

Complete garden including fence, driveway, lawn, trees here by the way available at a friendly price of 50,000 EUR.

So no. If you want all that, your budget isn't sufficient. But maybe you'd rather live in your own house and walk on laminate like a Hartz IV recipient than in a rental apartment?
At least that's how it is for me and I'll be debt-free in 25 years.

Sorry, it's not the mortgage lender who convinces you. It's the builder whose now normal wishes lead to this. And that's why the mortgage lender takes up this 3,000 €/m² accordingly.

Apart from that – from my experience with commercial property developers – I haven't seen 3,000 €/m² in multi-family residential construction for a long time. Construction is becoming more expensive everywhere. Of course, the standard desired by the customer must be met and naturally there are no own contributions either.
