I don’t find the living room cramped; whether the fireplace actually comes in at the corner, no idea, but I like the spot because it’s visible from all sides. What sizes do your living rooms have? In the Rhein-Main area, at least they usually have more than 40 for kitchen, living, and dining; we have 40 in the apartment and it is by no means cramped. I’m a bit surprised
About the children's room: we both grew up like that. Here in the Rhein-Main area every square meter really costs a lot. But let’s ask the architect at the meeting. Children are very much welcome

Take a close look at your upper floor floor plan:
The 318 cm is not the interior dimension on the plan right, it’s probably a max of 297 cm. Try putting beds in the rooms and at least 100 to 150 cm of closet and then try to fit a desk as well.
