To give some feedback after a long time: We didn’t do it, the construction description only just arrived, everything was delayed and in the end it was only 133 sqm instead of 143 sqm, because the developer had practically forgotten to include the insulation in the building envelope and since he had set the houses right up to the boundaries, he had to plan the insulation at the expense of the sqm... Price-wise it was fair overall, but not our house!
Thanks anyway for all the answers and now over time I have to say: you were right, so many compromises in the house building project are simply not okay! We’re now continuing to look for land and will build "the way we want" (more or less according to money and [Bebauungsplan]).
So my advice to everyone: drive to the property many times, and don’t make too many compromises! We’re not sad at all anymore that it didn’t work out – and that even though we’ve been looking for a while and would like to have something! But it has shown that it wasn’t the right one.
