Should we buy an overpriced property?

We also buy overpriced (northeastern Hamburg's suburban belt, expensive area). Tuesday we are going to the notary and it feels right because the location fits and we were just lucky that we can basically buy without competition (special circumstances). Besides, we can "comfortably" afford it and we believe, actually know, that this area will remain popular in the future. So here we go :)

Comparable properties were offered for 100k less two years ago. Unfortunately, that's just how it is...

If someone had told me a year ago that we would buy a mid-terrace house for almost half a million, I would have shaken my head. And now we're just doing it. That's probably how the market works. It's worth it for us because the feeling and basically all key data just fit. The mid-terrace house is basically the only "drawback."

Just last week, we could have bought a semi-detached house built in 2008 in a village 5 km away for only 15k more (we would probably have been accepted). But we decided on the mid-terrace house.

There are no overpriced properties if several desire them. And it’s called a real estate agent, not a broker. The profession of the real estate agent, sorry real estate specialist, by the way, is one of the professions that no one understands, doesn’t want to understand, not even the work itself - for example, because it is a service dependent on high sales prices. And who likes to pay brokerage fees if, in theory, it could also be done directly. I don’t think it’s useful here to argue whether to buy or not. The question from the OP implies that one does not accept paying more than..., ;) And yes, I once got to take a glimpse into the working world of the REAL ESTATE AGENT.

A high price level is often perceived as overpriced. Reference values such as bank appraisal, loan value, or standard land value are only partially suitable for assessing a market price. Simply consider in the decision whether it is affordable and how much one wants it oneself. The price, especially the comparative price, is only one component of a decision. I do not have the impression that the [TE] is being taken advantage of here.
