Honestly? I wouldn't find it a big deal. If the location of the property fits perfectly, you'll quickly get used to the "shady side." We also have tall trees to the west – about 60 meters away. In summer, the trees only "bother" from the end of August; then it gets shady around the pool area from 6 pm. However, the "disturbance" really only affects the pool. Our outdoor seating area is on the other side, with a roof over it, so it's shady all day – apart from short sunbathing sessions, that's the favorite spot in summer.
What I mean is: the shade is at most a nuisance in spring. But who has time to lounge in the sun all day anyway? On the other hand, the trees also bring better air, birdsong, peace – no, I wouldn't have any problem with it.

Have you already spent a few minutes there in the afternoon at that time?

[Opposite] three semi-detached houses are being built. Google "Doppelhaushälfte Ziegelhütte" – THEY are poorly oriented! Terrace facing north.... Your property really is a gem!

Dream property, somewhat subdued light is significantly more pleasant than full sun. Just google [Sonnenverlauf]. There are websites where you can select the property on the map and display the sun path for any dates in the coming years. This gives a very good overview, especially for the difference between winter and summer.

Tz... we have no forest, everything is open, ... south garden, nice new development area. Not too cramped. To the west of us there is a house next to us (as well as to the east). A completely normal gable roof house by Viebrockhaus. In summer, the sun disappears behind the roof at 7:00 pm.
There’s always something.
Our village is nice. We often go for “a round” in the evening. Always checking out what the people and nature around us are up to.
