Buildings and trees have an especially strong effect primarily in the first and last hours of the day.
Those who want sun in the morning should make sure that there is a clear view to the east.
Those who want evening sun, the opposite applies.
If a neighboring building is not far away, the sun can, for example, already be gone by 3-4 p.m.
Or it can appear 2-3 hours later in the morning on your own property.
You really can't tell this just from the site plan.
How should the development be viewed?
Do both the terrace and the garden face east?
Then the sun would be gone a bit earlier on the left property than on the right one. If the development is unfavorable, the terraces will already be quite early in the shade during the day. I'd estimate from about 3 p.m. (in summer).
The house here is fully south-facing on a residential street. My east balcony is in the shade from about 12 or 1 p.m.
I think the property is not suitable for sun lovers. Unless the house could be positioned as far east as possible and the terrace and garden be oriented to the west.
In any case, one should not underestimate how low the sun is over our latitude most of the time.
By the way, trees do not create such a cold and dark shadow as houses do.
