Hi,

I am currently getting quotes for a mid-terrace house from 1980 (original condition).

I have the following quotes so far:
- New electrical system (complete including wiring) 23K
- New windows (triple glazing, 1 front door, 1 side door) 22K
- Heating (pellet, new radiators including removal of old oil heating) 45K
- Bathroom (7.5 sqm, high-end standard, including demolition of old bathroom) 19K - but I don’t think this will be enough, it will surely end up being more expensive
- Replacement of water pipes 5K

In addition, a bunch of small stuff of about 10-15K

Also new floors, interior doors, walls, ceilings, replacement of stairs inside the house ...

With just the prices from the major renovations (bathroom, windows, electrical, heating, roof), we will come close to 1,100€ per sqm.
Then the subsidies will be deducted from that.
We think that in the end all in, after deducting subsidies, we will land somewhere around 1,100 - 1,200€ in renovation costs.
But then we will have done a complete renovation and hopefully have some peace for a while :)

So I don’t consider 600€/sqm realistic (even if you don’t want/need to do everything the way we do)

As Winniefred wrote. Always a question of own effort and of course also the local conditions. Are copper pipes really already everywhere, and if so, how old are they? The pipes don’t last forever either, and in the past they were laid uninsulated under plaster (which doesn’t exactly prolong durability) and the fittings were still made with a bell crimp like with lead pipes. I have had to replace several copper pipes damaged by corrosion. I would tear out the ceiling panels and plaster over the holes. They probably have a dark wood decor, and you have to paint over it multiple times. Do you mean by Styrodur panels the ever popular decorative panels? They are always nicely glued to the ceiling with a few blobs of adhesive. That’s a nice job to remove. You can possibly paint over them with a fine plaster.

Ok. Thanks to you all first. I have now received the floor plans/construction drawings. But as feared, the house will probably go into the bidding process. It's an [Erbengemeinschaft] and for some it's only about the money. I don't think we have a chance there :confused: It will probably become a holiday home again.....
