Sorry, that went wrong... actually I wanted to write a little more:

The parcels are divided as follows (here again an excerpt from the Munich map service). The parcel of House A is C-shaped with a floor area ratio of 0.4. The currently existing house only covers about 14%, so this would not be an obstacle. The parcels Garage A and Garage fremd are each separate parcels belonging to the two houses, and the shared access road is another parcel which is half assigned to House A and half to House fremd (co-ownership share 1/2). House fremd, Garage fremd, and the half co-ownership share of the access road belong to our neighbors. House A, Garage A, and the second share of the access road belong to us.

No special regulations regarding setback areas have been made in the development plan. In this currently valid development plan, the garages are not even depicted, but rather another row house (originally 4*2 houses staggered were planned).

Maybe this helps to better understand the unusual circumstances. As 11ant already said, we actually enjoy the green strip or the "large" garden, but would like to bring the parents closer to us because of a future need for care. Due to the huge building window, a project in this direction would be like a jackpot for us.

The most elegant solution would be: - agree with the owner of the garage [Fremd] that a) 2 new garages are built on the south border (where the garden house is now) b) divide the plot for this and exchange the old garage with [Fremd] for the new one - demolish garage [Fremd] old and A. - attach the house directly to the existing row house.

Hello RomeoZwo, that is indeed the most elegant solution, yes! Unfortunately, it failed due to the resistance of the neighbors, although we would have compensated all costs and inconveniences. Therefore, we are now looking for a solution that can be implemented independently of their concerns.

Wow, do you actually have a four-meter narrow house? - I thought that was just an effect of the schematic representation :-(

Not much. I was never particularly good at quick-click quizzes.
- Does the development plan specify closed or open development?
- In case of open development: How long has the existing row of houses been there?
- How did the current situation come about? The communal area seems pointless, unless someone wanted back then to make something approvable by bending the rules, e.g., deliberately exempting the garages from the privilege by exceeding the maximum boundary development so that they do not contradict the closed development. Then your plan wouldn't be far-fetched. But it could also be that the plot divisions were only made later. In that case, unlawful building conditions would have been deliberately created and possibly also violated §19 of the Building Code, which would certainly not be beneficial for the project.

Of course, we can keep playing here if you publish a few more puzzle pieces or share another slice of salami with us, but a preliminary building inquiry by a locally connected architect seems more sensible to me.

Phew, then it will probably be difficult. Maybe the neighbor can be won over with goodies? His new garage won't be 3x6m but 3x9m with a storage room or something? I also don't imagine the shown structure—if it can be approved—to be particularly attractive. Not to mention the difficulty of conjuring up a nice floor plan in the rather narrow L shape.
