Put differently: so that we are also satisfied with it and feel comfortable.

The plot is built-up at the front. In the second row, only boundary development is permitted. A semi-detached house is not a must - but since we both want to build, it makes sense.

I can honestly not make much sense of the site plan and the plot specifications. Is a semi-detached house required? And then a DH is planned without side windows? Or is this a semi-detached house on a DH plot? So double doubled? A wall shouldn’t be a problem either... if there are these currently incomprehensible requirements for me, you could bring light from above into the house in the upper floor. Incidentally, also into the ground floor. So what now? Basically, I find the possibilities with a shared utility room good. However, the utility room should only remain freezer storage, because who wants to share their (intimate) laundry with the neighbor? There are also individual things that one keeps in the freezer, which most people do not want to share – be it the empties from the last party, the expensive drill, the yellow stinky bag or others... additionally, further storage space would be missing. Legally, a two-family house is also assessed differently...

Me neither, it’s more modern art than a site plan. A strange overlay of buildings from a site plan and wildly arranged color areas, plenty of contour lines are there as well, but no usage template etc. And the section is overall meaningless, no plot is shown in full, traffic routes not at all. a) you really can’t see anything, b) I suspect misunderstandings. But fine – I won’t beg for proper ammunition to give somewhat well-founded advice. And I fear "our" expert will also hold back.

Regarding the floor plan, I have to say that I actually find the upper floor quite good. If no windows are really allowed on the gable side, I would, if possible, plan dormers and then possibly with floor-to-ceiling windows. Or roof windows that then continue into the wall. You should definitely bring light in. On the ground floor, I find the pantry a bit small to really use it effectively. If so, I would install a sliding door, otherwise half the room is only needed to be able to open the door at all. The shared utility room is not my thing. Especially since it’s not exactly big for 2 houses either. What is supposed to go in there? Where will the laundry be washed and dried? In general, I would miss storage space.
