Yes, that is correct. However, regarding your question, I have added a bit more for the two dormers and – if I remember correctly – I did not take into account that you want to build in Rhineland-Palatinate.


They are not only here, but also in real life outside :-)

Architects mostly calculate based on cubic meters of built space according to their lists; I prefer to work with euro values based on living area because, from my experience, they come closest to reality.

Very few providers build with their own employed craftsmen; the ones operating nationwide and the low-cost providers definitely not.

€ 100.00/m[SUP]3[/SUP] – you should be careful not to save at the wrong end. What use is the small number at the bottom right if in the end botched work is delivered? No one has anything to give away – what do you think is the reason a company is willing to work within a radius of 400/500 km? Surely not because their services are in demand at their company headquarters. With a structural shell builder that might still be acceptable, but for all subsequent trades it is a loss-making business. Unless your “small but competent company” comes from the neighboring country.


307 is more than the initially mentioned 250.

If I calculate now... € 1,500.00 per sqm/Living space multiplied by 160 sqm of pure living space = € 240,000.00
then the offers more or less fit the calculation example or are not all costs included in the € 1,500.00?

I'm not an expert when it comes to house construction and I also don't know how house prices are in your area. But we had to gain our own experience with providers two years ago. I'm just giving you this as an example to consider:

We were offered a solid house, Tuscan style, turnkey, 170 m² living space, including land for €370,000. €120,000 was allocated to the land. Great offer, we thought. Until we really went into the details with the building plans. On the surface, everything looked wonderful. We definitely wanted a small change here or something else there, we still found gaps in the building plan that we only pointed out after the fifth review or were made aware of by friends. Mostly, these were not large amounts: maybe a hundred here, a thousand there. And after six weeks of negotiation, suddenly we had a house on paper with a price of over €420,000.

In the meantime, through contact with acquaintances and friends who have built, we came to the conclusion that at least in our area hardly any house with [Kfw 70] is built for less than €1800/m² anymore. With [Passiv] that increases up to a comfortable €2200/m². €1500 is only really possible if you want pure standard without any personal wishes. And that regardless of whether it’s a single-family house, a semi-detached house, or slightly less for a terraced house.

But as I said, these are just my own experiences :)

So we now have the final offer for €190,000 for 150m² of living space. "Only" for the house.
