@ Alex80 Many architects and many planners earn according to the HOAI. It is completely fine and also logical to carry out tenders with companies you know or from which you also profit. I’m not saying that everyone is like that, but unfortunately, it is partly a common model. The architect has had good experiences with company A and refuses to try company B, let alone contact them.
For example, I recently started a project. We have here at the mentioned single-family house a gross volume (BRI) of 3,000 m3. The first architect obtained offers that were all including VAT between 450-500 thousand EUR. I have contact with a small but competent company that is willing to build the whole thing for 300 thousand EUR. And 100 EUR/m3 is not the end of the line. The companies simply have a longer travel distance, sometimes 400-500 km for a construction site, but they are definitely competent.
Also, what’s with Bulgaria and Romanians? They want to build and can build. If Bauexperte believes that big construction companies only build with their own employees, then he himself lives in Bulgaria or in the Carpathians. Every bigger construction company, I won’t name names, makes a golden nose and has subs from Bulgaria. That’s why the overpriced gilded prices are obviously there at the sale. After all, a German GmbH built it (however on the backs of Bulgaria).
Also, well-known developers in my area build the volume you are aiming for, but without floor coverings and wallpapering work, for 180 thousand EUR. So your 200 thousand EUR are not overpriced. Bauexperte can recalculate again. 200 thousand EUR divided by (I’m being generous) 650 m3 results for me (and also in Bulgaria, Romania, and Takatukaland "where many architects should build") in 307 EUR/m3 and that is perfectly OK.
If you build on your own, then pay attention to which companies you sign contracts with and look at references. Don’t let architects discourage you who like to impose their will and try to talk you into things.
