Sell the apartment, take the interest, and build anew

Are you satisfied with the apartment so far? How many square meters does it have?

Actually, we are already satisfied, of course the goal is eventually to own a house. The apartment is 114 sqm, has 4.5 rooms, a relatively large garden, and only 8 units. Car charging station, etc. all included. In short, yes, we are already satisfied. I can also reach my workplace from the apartment by bike (8 km). Still, a bit more privacy and, if another child comes, an additional office would be quite good for my wife (teacher). Do civil servants on probation get better loans during their traineeship? Or wait, pay off the apartment quickly and look again in 5-8 years when everything is a bit cheaper.

I would wait and be happy in the apartment. How much money is left at the end of the month currently? Every €500 allows for about €100k more debt than before.

As I said, I would stay in the apartment ...

If you are happy in the apartment, I would stay there with you too

Building is stressful, especially in these times. Spatially, meaning in terms of location, 8km one way or the other wouldn't change anything either.

However, if you, like most people here in the forum, have always wanted a house with a big garden, garage, and a lot of work, then I would go for the house.

We, in any case, were shocked by how much more work we have compared to the 110sqm with garden before. But we wanted it that way. And we were also pretty annoyed by the people around us.

From 8 km now to 5 minutes later... That sounds like the only argument ;)

Then calculate the expenses for planning and own contributions against how many times you can drive to work for that.

I wouldn't buy a property before the woman has started her job. Maybe she has to move 5 villages away?

I would also wait and hope for a plot of land where you can build a detached single-family house. A semi-detached house is still very close to the neighbor – that would not be worth it to me.
