Sell house and property to daughter: save real estate transfer tax?

Hello,

more detailed this time, my mistake, sorry:

My girlfriend's grandfather inherited his house equally to his 3 children (meaning my girlfriend's mother, aunt, and uncle).

We want to buy the property and house together.

Now the question is: Is there a way to save on the real estate transfer tax?

If it only goes in my girlfriend's name, that would be okay. For the family, it is emotionally very important that the property remains in family ownership. The notary can surely offer us a solution that is okay for everyone, right?

That sounds like the sale of the plot without the house. Does the house have a value of "0"? What exactly does "is inherited" mean – is it already completed, in progress, or planned? To my knowledge, real estate transfer tax is waived on sales in a direct line, so that only works if the mother bears the real estate transfer tax when buying from the siblings and does not pass it on to you. Notarial costs are added with every sale – that will hardly be worthwhile. Get specific advice and don’t forget that it’s not just about saving taxes but also about everyone being satisfied with each other. I wouldn’t start family disputes just because of money; that makes no one happy. If the solution by works, it should be done amicably and understood by all involved.

That is a very important question. There could still be some potential in a negative value of the house (possibly with building contaminants and inventory to be cleared out), even without assuming a gift for tax purposes by underrunning the price level of the raw land reference value.

The house has already been inherited by the children!

We can buy the property together with the house, the price will be about 10% below the land reference value for both together!

I really have no idea about such things.
So I ask everyone:
What about renouncing an inheritance and making a payment to the actual heirs internally? Probably not possible, right?
