Sale through retrofitting heating technology in house built in 1957?

Hello Michael,

as sensible as a heating system refurbishment and the installation of a gas condensing boiler would be, it does not make sense now, before the sale. There is not even any certainty that the invested capital will have a one-to-one effect on the property value.

If you should, in the course of the sales efforts, come to possibly keep and rent out the property, with a small overall budget, the heating system is one of the first measures. On the one hand, secure heating is ensured, on the other hand, tenants are increasingly paying attention to heating costs and how the property is heated.

And then, of course, heating with natural gas would be a possible option for you.

Hello Michael,

it's not worth it because the rest is also at least 25 years old and has a backlog of repairs.

Depending on the location, the property might be worth more if you dispose of the house ... I know, sounds harsh, but you need to find a buyer who meets your price expectations AND is willing to carry out the complete renovation. With outdated layouts, this can be difficult and therefore time-consuming.

Hi,

I can only agree with the others, don't do anything and sell the house as it is. It will get a little less money, but I don't think a new heating system would increase it that much. There are many other factors (location etc.) that determine the price.

Judging by the figures, the disposal value corresponds to the value of the property. The house therefore very likely has no value at all. If it were a particularly valuable property, you would have described it differently ;)

If the house is that old and nothing has been done for such a long time, no one will want to renovate it either. You can demolish a house like that for 10,000 eur and then rebuild it according to your own wishes and current standards. Leave everything as it is and sell it. If anything increases the value, it would most likely be if you demolish it beforehand. But I would avoid that too.

Hello,

it is highly questionable whether investing in a new heating system will actually facilitate the sale of the property and possibly increase the selling price, as it is not clear how the future owner intends to renovate and use the property. Perhaps an extension of the property is planned, in which case the system might be sized too small. In general, retrofitting a gas condensing boiler would be the most sensible option. On the one hand, the investment costs are low, the supply reliability is high, and at the same time there is a high acceptance among potential buyers as well as tenants, if renting is planned.
