Rough cost estimation for a single-family house

Hello everyone,

I need a rough cost estimate for a single-family house.

Finished, solid or architect-designed house would not matter.
I would take the cheapest one.

The plot is in view.
About 500sqm in size - costs including surveying and development: €125,000.

I was in Wuppertal today at the model house exhibition and hoped to get more precise prices. However, I had to realize that turnkey is by no means turnkey yet, and the base plate, architect, etc. still have to be added.
Therefore, my question now is what costs I can expect?
The house should really be turnkey. Or rather "ready to move in."

About the budget:
I bring in €100,000-120,000 equity.
The living area should be between 130-160sqm.

The whole thing should cost a maximum of €400,000. However, completely with outdoor facilities, plot, taxes, including kitchen (about €10-12,000) and possibly carport or garage.
So simply everything.
Is that even possible?

What prices were you quoted at the house exhibition for turnkey?

By now, many here calculate 2000€/sqm living space with good standard plus ancillary construction costs, exterior facilities & without kitchen. For me, the orientation according to all offers I have is quite accurate.

Do I understand you correctly that the 400k€ also includes the 125k€ for the plot of land?

That would leave you only 275k€ for the rest? That would be a 140sqm house and then the whole rest is still missing??? A year ago, I received an offer from a general contractor for a 148sqm house. That already cost 280k€ without ancillary construction costs and exterior facilities. :-(

So it seems rather not possible.

I am running according to plan all in with plot, kitchen 15k€, exterior facilities, somewhere around 560k€ (140sqm with basement). Plot of land costs 92k€. With good but not special standard.

The prices you always ask for here. For 560k I probably could have built a 250 sqm castle, that's how it seems to me. I built for 425k including the plot (520 sqm, 115k developed) on 150 sqm with good standard without a basement. Including incidental construction costs, 45 m L-steine, paving, terrace slabs, 2 canopies, kitchen)

You mean :-p. Calculate for yourself. We have a basement with controlled residential ventilation and partial underfloor heating, 65 m L-stones, 3-sided fireplace, 3m lift-slide door, 8.82 kWp photovoltaic system, 180 sqm terrace and paths, and 170 sqm floor tiles. Solid construction with basement and KfW 55 also doesn’t really match much in terms of price. This is neither luxury nor a castle, right? We’re not that far apart if you include my stuff in your calculations.

Yes, we also paid less. No idea how expensive L-stones are, but we certainly have a horrendously expensive terrace for that.
Well: between our house build with 1600/sqm plus all significant incidental costs and today lie 5 years. And what I notice as a difference:
We have no KNX, no electric shutters, etc... what is already seen as standard here, others don't want to do without. "You only build once"
And between 130 and 160 sqm also lie some sums.
Turnkey usually means without painter and floor coverings: whoever wants it without them has to pay more.

After deducting the land costs, 275,000 € remain for the house including incidental building costs, outdoor facilities, garage or carport, painting work, floor coverings, and kitchen. That leaves only about 200,000 € for the house itself and that certainly won’t be enough.
