Yes, the question is more like worst case, that more has to be renewed than expected. Flooring, ceilings, and walls MUST of course be renewed. It should look visually like in a "new" condition and not 70 years old style. Heating, windows, etc. also look fine to me but I thought I’d just do it simply so I have a ballpark figure in case something does have to be done! A friend who is a carpenter is coming with me regarding basic "craftsmanship knowledge" as well as to check the roof and insulation!

I only see that if EVERYTHING is done and also in the high-quality range. Then please go directly for KFW 55 and you will easily get back €50,000 of the €150,000.

In the meantime, I have done a bit of reading: Präton was a steel and precast reinforced concrete factory in Dillingen/Donau, which also built in the Olympic Village in Munich. In other forums that may only be mentioned here under penalty of death, I found the hints
Interior rooms: all walls newly plastered, they are concrete or drywall walls. or
The special feature that almost all interior walls are "load-bearing" and consist of 14 cm reinforced concrete would have made the intended spatial changes very laborious (concrete cutting and static re-stabilization).
Simply accommodating the currently surface-mounted lines for - telephone, - TV, - network and phono - only in "baseboard channels" would be difficult, - getting into the wall is hardly possible.
An interesting and decision-making contributing factor was also a meeting with the architect who, as head of the company "präton-haus," built all these houses in the 1970s.

Hmm, so we do NOT intend spatial changes - so rooms remain as they are. However, renovation, i.e. new ceilings, wall coverings as well as floor coverings. (Wish: a very fine plaster in Beton Ciré style. In this context, also the electrical installation, the question is whether lines can be pulled through the existing channels?!

Why is this small house so expensive? Is there a small basement garage to the left of the entrance? Unfortunately, you don’t say how much land is included and whether it is fully basemented. In my parents-in-law’s similar house, the room above the basement garage is almost impossible to keep warm. Also, in winter the driveway can become a problem and during heavy rain there are also floods in the garage. There is no proper attic staircase and no additional masonry for a possible future proper mansard conversion. Is this house so close to the city that this high price can be demanded? Do you like it so much that you are willing to pay so much money for it?

Hello everyone,

we were there again today with a friend who is a craftsman. He said to stay away from it. In the basement, the tiles are bulging and a few walls have cracks. He is sure that the foundation is damaged and the house is shifting. The owner, however, is sure there was a water damage due to flooding. Then the craftsman said, "there was also water in the oil room and that cannot be due to the coating of the walls. This came from below, not from above!"

Now the question arises, does it make sense to send an expert again or stay away. Because we don't have money for an extensive repair!
