Hello everyone,
in this thread I already introduced our project and asked for opinions. We are still working on figuring out the best floor plan for the ground floor. Since a few things have changed in the previous planning and we have become even more flexible, I have opened a new topic. To avoid any questions regarding this, here is the questionnaire.
Development plan/restrictions
Plot size 1141m2
Slope no
Floor area ratio, floor space index, building window, building line and boundary, edge development does not matter, as the building already stands
Number of parking spaces there are single garages on the left and right of the house, from the right garage you can exit at the back and then enter the kitchen through the side door
Number of storeys basement, ground floor, attic
Roof type gable roof east-west
Style let’s see what comes of it
Orientation entrance in the east, terrace and garden facing west
Maximum heights/limits
further requirements
Requirements of the builders
Style, roof type, building type, basement, storeys see above
Number of persons, age currently 2 (29 and 37), hopefully soon 2 children
Space requirements on the ground floor kitchen, living room, dining area, 2 children's rooms, shower bath (we will remove the second WC), preferably vestibule, space for wardrobe
Upper floor we have a suitable floor plan for us with the following rooms: bedroom, bathroom, dressing area, utility room, office
Office: family use or home office? for work, but not home office
Overnight guests per year unknown, but they definitely don’t need an extra room
Open or closed architecture preferably open
Conservative or modern construction method given
Open kitchen, kitchen island if possible, yes
Number of seats at dining table 6 with extension option
Fireplace no
Music/stereo wall no
Balcony, roof terrace there is one on the upper floor
Garage, carport see above, 2 single garages
Utility garden, greenhouse preferably
Further wishes/special features/daily routine, also reasons why this or that should or should not be
House design
Who did the planning:
-planner of a construction company
-architect
-do-it-yourselfbased on the existing floor plan
What do you particularly like? Why? see below
What do you not like? Why? see below
Price estimate according to architect/planner: unknown
Personal price limit for the house, including equipment: unknown
Preferred heating technology: heat pump, chimney shaft cancelled
If you have to give up, on which details/additions
-can you do without: second WC on the ground floor
-can you not do without: equally sized children's rooms, space for wardrobe
We have considered different options for the floor plan but are not yet 100% satisfied.
In general: We will move the glass front in the hallway forward to enlarge the hallway so that it ends flush with the outer wall. As already mentioned, we are removing the WC. The chimney shaft in the parents’ room will be removed. In the current plan, I have marked load-bearing walls in red (as far as we know so far). The area marked in blue is not cellarled, so it probably won’t be possible to relocate water connections etc. there. However, there must be a connection/drain in the wall between the kitchen and dining area, as a washing machine currently stands there. Unfortunately, this is not noted in any plan, and I have not been able to verify it yet. In principle, we are open to wall breakthroughs or new window openings, provided possible and financially feasible.
Version 1 (without image): Room layout as before, only adjust the size of the children’s rooms and parents’ room by shifting the wall. Hallway as official dining area, possibly smaller table at the dining area. Breakthrough through the wall between kitchen and dining area.
Disadvantage: Despite the removal of the WC, small vestibule, kitchen hard to furnish.
Version 2: Kitchen in parents’ room, 2 children’s rooms facing east
Advantage: Mega kitchen with kitchen island possible, dining area directly in front, direct access to the terrace
Disadvantage: Children's rooms facing the street (even if hardly used), one with window facing north (and east), still no nice hallway/vestibule possible
Version 3: different location for the bathroom
Advantage: same children’s rooms
Disadvantage: kitchen again away from terrace and hard to furnish, small vestibule
I hope this was not too much text and that all necessary information is included. Do you still have ideas?
Thank you!
