Good morning,
I am looking at a house next week and am not sure how to assess the price. Maybe you can give me an indication based on the following data.

Price: 349,000 Euros
of which land price: approx. 65,000 Euros
Land: 430 sqm
Living area: 126 sqm
Year built: 2008
Basement: No
Garage: Yes
Energy consumption: 40 kwh
Floors: 1 1/2

- Photovoltaic system with 7.36 kW
- Heating system: ground heat pump
- Electric shutters
- Underfloor heating
- Kitchen included
- Garden house
- Windows and doors RC2
- all floor-to-ceiling windows
- Cooling fan convector in the bedroom
- 16cm Styrofoam insulation

The exposé does not give more here. Can one tell from this whether the price is realistic? I would go through it again with an appraiser before the purchase, but if one can already say now that it is way too expensive, I could save myself that.

If you exclude the property, 284,000 € remain for the house. This corresponds to a price of approximately 2250 € per square meter. The house must be equipped with very (!) high-quality features to justify this.

I think there is not much more that can be contributed on this topic from a distance at this time and considering the information provided.

Ok, thanks already for the assessment. Based on the photos, I would describe the equipment as "upscale." Luxury is still something different for me. The outdoor area, such as the garden, paving, etc., is of course also completed. Are these included in the price per square meter, or is that charged separately?

There is apparently also an annual electricity remuneration of about 2700 euros through the photovoltaic system until 2030.

You forget the photovoltaic system, which still brings in a considerable amount from feed-in tariffs. In addition, the kitchen, which can also range from a few thousand euros up to xxxxx and is normally not counted as part of the construction costs. Geothermal heat pump, RC2 windows certainly suggest that not just the cheapest materials were used. Is the land value for the bare land or including the outdoor facilities? Otherwise, five-figure costs quickly accrue here, which are already included in the purchase price, as well as ancillary construction costs. For this, there are still purchase incidental costs. Can you send a link to the exposé (preferably via private message)? Perhaps you can build a new house at that price including ancillary construction costs, but then you have the hassle, but a new house. If you like the house and everything is in order, I think you can buy it.

how long have you been looking? what do comparable properties cost? how is the market in your area, overheated yes / no?

We have not been searching for very long. About 5 months. We almost found something, but then the appraiser said the property is easily 90,000 euros less valuable than estimated. I do not want to get into that predicament again, hence my question here.

The market here within a radius of about 40 KM is more or less empty. Many old things at new prices, or only planned houses.
