Hello,
so the 300,000 - 350,000€ are only due if he hires companies to build the whole thing.
If he raises the shell construction with his own labor, which is possible as a bricklayer, he gets off much cheaper.

A friend of mine did it that way (also a bricklayer)... alongside work and on weekends (construction time 3/4 year). He also bought an excavator beforehand and built the shell completely... including drywall and plastering inside/outside... I think you can definitely save a lot that way. The hourly wage is simply the most expensive part...

Well, he definitely has to buy material. Then there are: rent for x months, provisioning interest, gasoline to the construction site, rental fees for large equipment, costs for tools, relationship stress (priceless), and last but not least: accident insurance. And, depending on skill: additional costs for subsequent trades... I don't know how much you can actually save, but it can't be that much. Or am I wrong?

so the rent is paid even if someone else builds the house.
You have to keep at it... as I said, my acquaintance built a house of similar size in about three quarters of a year... mostly with his own labor.
If someone works on the construction site, they usually also know the other trades and can save quite a bit through connections.
My acquaintance either borrowed equipment from friends and the company, or bought (an excavator) and then sold it again without a big loss.

My acquaintance saved about €80,000.
However, he is also a professional and professionally does nothing but build houses...

I am also a professional, so I am not worried about the shell construction. We will have it up in 6 weeks. No labor hours will be incurred either since my brother, I, and my girlfriend's brother are all masons.
Currently, we pay €480 rent including utilities, but we would immediately move back to mommy ;) if our house plan can be realized.
The house should be of medium standard. I would very likely get materials and machines from my company (for a comparably small tip).
Also, the subsequent trades will be done as much as possible by ourselves. (screed, floors, plastering, etc.)

Friends built like this. The entire family is from the area. They only paid about 200K euros for the 150sqm house (1.5 floors, gable roof, garage, brick-clad). They have pretty much the same situation as you. He works alone and earns about 3000 euros net. They financed 240K euros without problems. So, similar to you... :thumbup: Just go to the bank and get advice. They will tell you if it is possible or not.
