Legally watertight contracts must already be made today. Rent-to-own has mainly advantages for the seller = higher yield than with a direct sale. Because he might credit you maybe €1k against the purchase price for €2k rent. The rest is depreciation or his profit. Otherwise, there would be no reason for a rent-to-own. There must be a reason why this model is an absolute rarity. ;)

Of course, if it's only about maximum security and return, the owner can do it that way. Then we would be out, such a variant only works with security in both directions (tenant/buyer - owner). Then we just have to wait for the personal conversation.

Could an idea also be that we take over part or all of the renovation? Then the owner wouldn't have large expenses...

Without a contractual agreement for the property, we wouldn't do it anyway. I only pay such a high rent if there is a clear advantage for us ...

No matter what is ultimately stated about which portion of the rent is credited and which is not: a genuine rent-to-own agreement must definitely be made with a notarized contract, otherwise the part concerning the purchase/sale is legally ineffective and void, and you will ultimately have no security. The same applies if you renovate because you want to buy later: at least make a notarized preliminary contract, otherwise the landlord may later sell to someone else or not at all.
