Renovation costs mid-terrace house built in 1995 - and consultation

Not yet installed (only arrived today). The appearance and feel are excellent. The usual price is around €36/m2, we paid €26. It is the Basic 4.3 Oak Infinity Natural. We had 20 samples from various manufacturers and only this one convinced us.

I have now made my "offer" to the realtor (55k less). He wants to give it a try. I'm curious. The house is somehow already a hard-to-sell item. I don't quite understand why. According to the surveyor, it is technically fine and the structure is good. The location itself is also good. But it was probably really priced too high.

Hello Hutchinson, when we have been to the notary, I will gladly share everything with everyone :-) I might be superstitious about that... but I am also already happy to have met a member here! Addendum:
In the pictures, it can be seen that after the removal of the covering, crack repairs still need to be carried out in the screed.
Because the screed, I can assess that from a distance, is cracked in several places.
Which measures (and at what costs) are to be expected can only be evaluated once the screed surface has been exposed.

Thank you That sounds like quite a big effort, doesn’t it? Worst case would be to redo the entire screed, I guess? That will definitely be very expensive. The expert said he thinks there are hollow spaces in the tile adhesive and that it might be possible to remove the damaged tiles and level it out with a leveling compound, so that, for example, parquet could be laid on top. To me, the theory about the hollow spaces doesn’t seem quite plausible since the crack runs through several tiles.
Now I still have to see what comes out of the negotiation. So far the sellers have been accommodating, but only a little.
