Recessed gable wall, loggia at the gable, surcharge

Dear community,

after long and intensive reading, I would now like to write my first post. We are currently planning to build a new house and are still in a very early stage of planning. However, to move forward, I have a question and ask for your expertise.

I have found a design for the gable of the house that I like extraordinarily well (see picture: Wunsch-Giebel). There is a provider where you can also find a price for the prefab house, but this is still not sufficient as a comparison, and it would also be far too expensive.

My idea: Why not simply extend the roof at the gable of a "standard house" by 1.80 m (see Danhaus Stockholm), then add the walls downwards and clad the underside of the roof as well as the house wall with wood.

What do you think about the additional costs? We are currently planning with a living area of 150 m² and a relatively simple house for about 400-430 thousand euros.
For such a gable, I would be willing to pay an extra 50 thousand euros. But is this realistic?

Why do I ask: Because this would change the entire planning, such as how the house is positioned on the plot, the arrangement of the rooms, etc.

I know it is all very general, and I just want to get a feeling for whether the project is realistic.

Really? That really impresses me! I grew up at a time when this type of loggia was built en masse, including in my parents’ house. I had my childhood room up there – with a fully gabled window area – and I’ll tell you: I don’t know anyone* who actually used that feature in the nearby houses, not even me. I preferred lying in the grass in the garden… * except those who lived upstairs in a duplex apartment. By the way, it seems you are not really concerned about the gable, but about the projecting loggia (because the gables you showed are very different…) And you say it yourself: extend the roof at the gable, and so on. The problem is that with a loggia you build in thermal bridges through the shared roof and the intermediate floor – the costs may possibly be somewhat lower than the stated €50,000 (with two standard terrace doors leading to the loggia), but instead you bring energetic problems into the house – and all just because you want to hang the red geraniums somewhere. A more reasonable solution would be to invest the money in living space – I know, you didn’t ask that, but if I were you, I would reconsider that.

Well, then you already have your answer: it would "cost" to change the arrangement of the house on the plot - and thus significantly more than the additional price of probably well under 50k.
What do you want it for: smoker's balcony in the attic, or fear of "confusion"?
You won't create an Oooh and Aaah unique piece with this trick anytime soon.

I'm not concerned with the loggia, but with the gable with the walls on the left and right. Thanks for the hint about the thermal bridges, that makes sense.



During my planning phase, the orientation of the house costs me nothing yet. I already had a floor plan finished, but overall I wasn't that happy because it would just be a plain, standard single-family house. I also have other ideas, but I know the money won't be enough for those.



Definitely not a smoker's balcony.
I find this gable with the walls on the sides, which overall reflects the outline of the house, really very appealing. Especially with the contrast of different materials. It's and remains a matter of taste.

I also find that it certainly creates a kind of "confusion," because in the new residential areas here up north, you don't see anything like this. For me, these are all "standard catalog houses," at least as far as the external appearance is concerned.

Thanks so far, apparently my initial assessment is shared that an extra cost of less than 50k is sufficient.

But you do know what a gable is, right? In your attachment, I don't see a "gable with walls on the left and right." Do you mean a gable with an "extreme roof overhang"? Then with your examples, you are dealing with a loggia:

My answer in #2 refers to 1, 2, 3, and 6. Just so we don’t misunderstand each other.

Schwörerhaus also has a similar one without the loggia, only with a gable-side roof overhang and side walls. Do you mean something like that (Google finds the house under Schwörerhaus Helmstorf)? Basically, the windows are shaded. Less daylight enters, which should be taken into account.
