Hello So at least fully developed electricity water sewage connections foundation slab technology only floors and painting we do ourselves ... House and land 241,700 euros plus real estate transfer tax and notary fees

I really wish you much success and hope that you have understood everything correctly, because usually lives/people depend on a house construction with a loan.

Actually, the utility connections are not included and with gas somewhere around 10k€ and up.

Also construction electricity/construction water, construction site setup or construction access road are not included and are often, how should I say, “concealed.”

Are you sure that, for example, 40 power outlets for the entire house are enough for you? Do you possibly also need to upgrade the sanitary installations?

The general contractor cannot guarantee you the civil engineering work as long as there is no geotechnical report & soil analysis. What will you do with the excess soil? What happens if you find rubble in the ground? The general contractor will not remove that for free! The cubic meter of poor soil costs us only to dispose of around 55€. For a 150 sqm house with a concrete slab, that easily adds another 3k€ on top.

Where in your offer does it say “bauseits” everywhere?

I don't want to scare you but apparently you are not as deeply involved in the depths of the Bau-ABC as would be necessary and keep in mind, everything that is not included word for word exactly in the offer, you will have to pay for afterwards at a high cost. The GU will not do anything for you for free or for a crate of beer.

Yes, it is correct that for connected transactions of land + house construction, the total amount is the basis for assessing the real estate transfer tax. Even if different contracting parties offer the land and the house construction.

Regarding the overall project: Apparently money is tight, but investing a few hundred euros in the legal review of the contract for work and its consultation as well as in a technical review of the construction and performance description and consultation about it seems urgently advisable to me. By the way, this always applies. If this has already happened in your case, then that’s good, but then you should have been aware of the issue of real estate transfer tax beforehand.

Hello For the soil survey connections etc. we have of course paid an amount x as development costs and survey fees, in this amount construction electricity and water as well as toilets for the construction workers etc. are included
