Real price for single-family house, possibly turnkey

I have to disagree... the base slab was included in the price of the contract from our provider from the beginning. So generally, that is not the case.

Your provider also "purchases" the base slab. Only - unlike with other providers - it does not catch your or the other customers' eye directly, since from the outset you were presented with a "complete" contract for work. Normally, it runs similarly to the thread starter

No, we operate a construction consultancy exclusively for solidly built single-family houses.

However, from my various visits to new development areas, I know that there is nothing to complain about regarding the quality used by your provider. I have not yet made an evaluation of their contract documents, so I cannot say anything about the contractual procedures; but that was not the question anyway.

Yes and no, I don’t know the architecture of your house.

I am now assuming a straightforward architecture, with 180 sqm of pure living space, I come to EUR 280,000 for a KfW 70 efficiency house, upgraded to KFW 55 adds another good EUR 25,000-30,000; plus the mentioned additional construction costs etc. The "saving" would - if at all - be in the range of around EUR 10,000.

With KfW 55 efficiency houses, the prefabricated house providers simply have the edge – due to the wall structure. But there are also solid house providers who, through their wall construction – double-layered plus inner mineral wool – can keep up with the values of the prefab house providers. One of them is the one with the red tent Drive once to a new development area in your vicinity and talk to the builders there; in some new development areas more building is done on weekends than during the week – so you should always be able to find a contact person.

The question that arises for me is why it should be a KfW 55 efficiency house with solid construction? If you decide on a prefab house provider, I can understand that – you get 55 practically delivered ready. But with a solidly built house, in my opinion it is really not worth it, because at most – at least according to our experience – you save €150.00/200.00 per year. Amortization looks different ...

The houses built today – at least if they are built by a reputable provider – are already so airtight that it scares me. For example, we no longer sell any KfW 70 efficiency house without ventilation. Everything beyond that basically means nothing else than that a lot of money must be spent on more insulation/technology and again a lot of money to limit the consequences of this technology/insulation mania. Many providers have already started to reinstall ventilation flaps in the windows so that at least a little used air can escape. This is all just not normal anymore

I wrote KFW 55 now so that the prices might be easier to compare. It’s not a must from my side. The FH provider we mentioned offers 55 as a standard.



So you are not really a big fan of these houses? Then in your opinion, is the one-time investment in insulation/technology not worth it in relation to the monthly burden? As a layman, I see both advantages and disadvantages. However, I do not know which outweighs for me. That is probably always a matter of taste and money. After all, one also wants to have some life left and not pay off their house until they are 65.
