Fact: If, then you buy a plot of land inkl. binding contract with a construction company.

Is it your dream plot? Then the question of whether the price fits doesn't really matter anymore. You can't change it anyway, but you have to decide for yourself whether it is worth it to you. If not, someone else will buy it in any case...

Otherwise, look for freely buildable land and inquire with various providers. That way you also save a lot of real estate transfer tax, exactly €18,000 – the house is at least that much more expensive than an identical house on a freely purchased plot.

Yes, if only it were that easy in Hamburg. The plot is great. We have been looking for a plot for 3 years, but there is always a catch. For example, poor orientation, noisy street, etc. This one is facing west, in the rear development (Pfeifenstiel). Actually, everything fits, but we don’t want to be taken advantage of. Difficult, difficult.

That has nothing to do with it.
A consultant can review the construction service description and the contract for you – you have to compare it yourself on the market.

Have the scope of services provided to you in detail. For windows, doors, electrical installation, floors, bathrooms, etc., a lot of money can still be spent during the sample selection. And I would also have the additional price of 15k for the heat pump instead of gas/solar thermal explained to me in more detail. That sounds very much to me like: we will never do that, so just to be safe, throw a price in the room to discourage it...

It depends on whether it is an air-water heat pump or a brine heat pump including drilling. That is the case with us (~13k additional cost)

So we have the entire [LV], in which everything is listed in great detail. But of course I still can't do much with it, since I don't know the terms. So the property is great, but we still don't want to build there at any cost. Yes, that with this special pump is really extreme, I think. Of course, we still have to decide in advance whether we want to do it at all.
