No, not in the case of a ground lease. The OP is the owner of the house, the ground lessor is the owner of the land.

I have contacted the leaseholder and we will now be sent a new offer. Vonovia still calculates the sales value based on the remaining term, the standard land value, and the plot size. When I cautiously asked if the first offer was still negotiable, it was declined briefly and firmly, but politely. Either way, I am now curious how high the offer will be, but the decision to buy the plot has already been made anyway, thanks to your opinions.

You should have accepted the first offer. Then you wouldn't have to wait for a new offer, which hopefully isn't worse.

You’re always wiser in hindsight, and with today’s knowledge, I should have bought the property 15 years ago, just like Google shares :D But I didn’t - neither of them ;) Of course, the offer will be higher than the first offer: 1. Higher standard land value, 2. shorter remaining term. At that time, it was not possible for us to realize the offer. Now things look different.
